Quick sales through home staging
At Shift by Design, we believe that a better presented property will always have a far greater chance of selling faster and for more than a property that is not.
Home staging a property, particularly a vacant property, gives the buyer something to look at to create scale, purpose and define the use for rooms. It also allows for far better photos to use in marketing online or in real estate guides automatically attracting more people than a shot of an empty room.
While home staging is not everyone's first though in listing a property for sale, the folowing examples give weight to the argument that investing in home staging can have a dramatic impact on sales time and selling price.
Home staging works for Blackmans Bay property
A recent furniture and accessory rental project in a vacant home in Blackmans Bay in Tasmania saw a positive result for clients Ian and Tracey. The home had been tastefully renovated to give the home a new lease of life and was listed for sale as an empty home.
Despite a stunning view from the lounge room and two other bedrooms, it seemed buyers could not picture themselves in the property.
It appeared that buyers were also having trouble identifying space and layout in the home and Shift by Design were engaged to overcome this issue through home staging.
After stylishly presenting the property for sale with a Shift by Design base package plus an additional bedroom the property inspection rates grew as did actual buyer interest leading to a sale a short time later.

Home staging is not just about million dollar penthouses
Shift by Design were asked to inspect a property at Glenorchy, Tasmania recently to offer advice and provide creative recommendations for a flat on one of the main roads in the suburb.
The property had been tenented until recently and was as such being marketed vacant. The flat was clean and airy but was not appealing to the buying market. Due to the asking price, the property was ideally a first home buyer or an investor wishing to add a property to their portfolio.
After making recommendations, Shift by Design was engaged by Gerard and Gerardine to transform the way the flat was being perceived by the market and turn it into something more aspirational that home buyers could see themselves living in.
The result of this home staging project was fantastic and buyer interest grew from the moment the new photos appeared online, with the listing agent advising he was almost living at the property due to the number of buyers he was showing through the property.
