Majestic Tasmanian mansion gets makeover

Opportunity:

A delightful property in one of Hobart's upper suburb that had been through a number of guises over the years from domestic to community use and back to domestic again. The property had old world charm and remained faithful to its historic past but just needed something to ensure this large family home was presented in its best light. 

 

Answer:

As this property was being lived in by an active family it needed to be child friendly during the sale period. Shift by Design took this into account and provided creative solutions to the issues the home owners were facing in relation to traffic zones, room usage, maintenance issues and kerb appeal from the street. The property needed to remain neat and tidy but had to be flexible to the owners daily needs. Shift by Design provided a comprehensive home staging report outlining room rearrangements and redefinition, moving of excess furniture from certain rooms and increasing in others, layout options, colour selections for some outdoor trims and most importantly some serious decluttering. The client was then able to undertake the works they wished to do and give the property a new spruce of life at an affordable price due to many of the items being able to be done by the home owners themselves. 

 

Outcome:

The home owner was pleased to accept an offer on the property that matched their asking price within two weeks on the market.    

 

 

Property for sale but not selling

Opportunity:

A stylish house with a sensational view, what more could a buyer want? Well beneath these wonderful selling propositions was a property confused with various renovation updates over the years that did not really have the continuity it needed to reach out and grasp a home buyer emotionally. A great location is not always the key to a good sale. 

 

Answer:

The answer for this property was to ensure that the positive aspects of the property were highlighted and shown off to potential buyers. Floor to ceiling windows overlooking Tasmania's iconic River Derwent and the city of Hobart, magnificent views of Mt Wellington and a delightful outlook into a well maintained yard…all ideal tools for a home stager to work with. A detailed report was put together outlining the key areas for attention such as decluttering a number of key rooms including the formal lounge area as well as bedrooms. This property was home to children so ensuring their zones were not overly sterilised was of high importance. They still needed their ‘own’ space. Yellow paint in the formal room was removed and replaced with rich browns to highlight the timber. Red in the kitchen was removed and neutralised and the master bedroom had the jade taken off the wall and was romanticised with a softer green with fresh and crisp white linen.  A new leather sofa was introduced in the formal lounge and a new bedroom suite in the master bedroom enhanced these living spaces. Although a full furniture rental was not required, key accent pieces including artwork hire made all the difference.  

 

Outcome:

After being on the market for a number of months with limited interest, the client took the property off the market for two weeks while the report was actioned and work completed around the home. The week the property went back on the market it sold for a price the owners were only hoping for.    

 

 

Historic Hobart charm

Opportunity:

This iconic historic Tasmanian property was tired after having had a period of neglect in relation to maintenance after having been rented out for a period of time, and when it came time to sell needed a few additional touches to bring it back to life. The trick was that the owners were based in another state of Australia and they were not sure that they should hand over responsibility of preparing the home for sale to someone that they had never met. 

 

Answer:

Shift by Design was able to assure the client that the property would be styled appropriately and from a buyer perspective to ensure everything was in order. As the property was vacant after the tenants had moved out, it gave Shift by Design some flexibility in being able to address certain issues with the home – a blank canvas. Colour schemes were provided to the client for both the interior and the exterior of the property as well as quotes to undertake the work. Once approved, Shift by Design project managed the painting to ensure that all colours, features and surfaces were applied as per the brief provided. Upon completion, the property was cleaned top to bottom including all windows. Once this was done, a yard maintenance team was bought in to bring the stunning rose garden entry and hedged backyard back to life. Lastly, a full installation of furniture for all rooms was completed to give the property a feeling of home and to define rooms, their layout options and to engage to home buyer on an emotional level. 

 

Outcome:

Expecting a somewhat drawn sales period and negotiation on price, the home owner flew to Hobart to sell them property himself. After being on site only a matter of days the property had sold only a matter of days after the first advertisement was run in the local Real Estate guide for the hoped asking price.
