Property sells one week after listing in competitive market

There are just some projects that feel good right from the start. You walk into a home, you see the layout, the rooms and the way it feels and you know it is just going to work. It is a great feeling to be able to see the final project even though you are standing in empty rooms, it is one of the best feelings about staging vacant homes for sale.

That is the feeling we got from a recent project completed in New Town. Our clients had spent time, money and effort in preparing a well presented and nicely renovated property to sell, and in order to cap off the project, they invited Shift by Design into the home to look at how it could be further enhanced so the buyers got that ‘wow’ feeling when they walked into the home.

On our return planning visit to the property, we were fortunate enough to be there while the vendor was selecting the final tiles for the kitchen and managed to get involved in this process which set the tone (and theme) for the entire job. The tiles were glass mosaic and the choice was between two distinct colourings – reds with tones of black and caramel or teal with green glass and latte tones. The latter was agreed upon for its cool and inviting colouring and the theme of the house was largely based on this one part of the house.

We went to work in our warehouse reviewing stock for the project. Vases, artwork and rugs formed the basis before adding linen, chairs, sofas and occasional furniture to complete the final look to the job. It tied in well and everything was ready.

Our client advised that an agent had been appointed, Sam Towns from Petrusma Property, and gave us the required installation date.

With the marketing of the property underway, Shift by Design’s part in the process was largely done. So it was with great amazement that within a week of the property being listed we received a call from the client advising us to book the removalists to come and collect the furniture and accessories as they had sold the property. Not only had they sold, but the selling price was one at the top end of the asking price. The presentation of the property had done the work.

The result of styling the property meant the vendor had done everything they could to maximise the presentation in their property and it sold in a week in a competitive and tough market. Not only that, but there were six competing offers on the table.
